DEED IN LIEU OF FORECLOSURE

QUITCLAIM DEED
This Deed is made and entered into this the (2)
day of (3) , 20--, by (4) (hereinafter referred to as "Grantor") in favor of (5)
(hereinafter referred to as "Grantee").
WITNESSETH:
THAT, Grantor, for and in consideration of the sum of One Dollar ($1.00) in hand paid and other good and valuable consideration the receipt, adequacy and sufficiency of which are hereby acknowledged by Grantor, Grantor has bargained, sold and by these presents does hereby bargain, sell, remise, release and forever quitclaim unto and in favor of Grantee, Grantee's heirs, successors and assigns, all of Grantor's right, title, interest, claim or demand which Grantor has or may have in and to that certain tract or parcel of land, together with any improvements located thereon, being more particularly described on Exhibit A attached hereto and incorporated herein by this reference (hereinafter referred to as the "Property").
The conveyance set forth herein by Grantor to Grantee is made in lieu of the foreclosure by Grantee of that certain Deed to Secure Debt from m -(6)- to -(7) dated (8) , 20-, recorded in Deed Book (9) , Page (10) (11) County, Georgia Records [said Deed to Secure Debt having been transferred and assigned to (12) by Assignment dated (13) , 20-, recorded in Deed Book
(14) , Page (15) (16) [County, Records].
To have and to hold the Property unto Grantee, Grantee's heirs, successors and assigns, so that neither Grantor, Grantor's heirs, successors and assigns, nor any other person or persons claiming by through or under Grantor shall have any right, title or interest in or to the Property.
